    I use proven and elevated methods to market your home. It all begins with preparation and proper pricing.

    With all of my clients, I walkthrough the home and create a list of everything I suggest doing to prepare the home for sale. Some homes require little to no preparation, and some may require full staging. We order a home inspection before putting the property on the market and make a priority list of repairs to make before listing the home.

    Our Staging+ program offers advice and assistance in properly staging and repairing your home to increase your chance of a quick sale with the best return on investment. I also offer a buy back program for items you don't wish to keep.

    We discuss how pricing plays a role in the overall marketing of your home, and together create the best strategy for your home. Pricing approaches are not one size fits all, so I walk you through a comparative market analysis combined with your real estate goals and together we create the best plan of action for your property.

    We create unforgettable showing and open house experiences. The process begins before buyers even pull up to your home. Here's how:

    Private showings:

    • Creating a home packet specific to your home that is available for each buyer to take with them.

    • We provide drinks and light snacks to leave out for each showing.

    • You'll get our Pre-Showing Checklist that includes a list of everything to do immediately before each showing.

    • Pre-showing emails to agents with a link to your property web page and home features to highlight.

    • Post-showing emails to agents asking for feedback, encouraging any and all offers, and offering text follow-up with home updates.

    • For luxury homes (2m+) one of our agents will be at every private showing to greet agents and their clients, hand them a drink on their way inside, and personally lock your home after the showing.

    Open Houses:

    • Paid advertising leading up to the event.

    • Personal invitations to neighbors.

    • Multiple Open House signs beyond the radius of your street.

    • Refreshments, guest gifts, games and events personalized to your home's buyer profile, personalized handouts relating to activities and events near your home.

    • Entryway: Seasonal welcome sign with balloons, branded door mat, personalized posters.

    Step one: Consultation. We can meet at your home, at a coffee shop, or at our office in Templeton. Regardless of the location, you'll get a text asking for your Starbucks order. :) At this meeting we discuss your goals and how our team can help you reach them. We take plenty of notes so we can get to work right away.

    Step two: Once our listing agreement is signed, we put our heads down and work. We have systems in place for each and every step of the selling process. Unlike many agents, we prepare everything we can before your home even hits the market. This makes for a smooth and quick escrow. We position our sellers to receive clean, no-fuss offers.

    Oh... did I mention we love to love on our clients? You'll get gifts during every step of the process. Listing agreement signed? New client gift! Home hits the market? You deserve a coffee gift card for all of your hard work! Accepted an offer? I think it's time to go to dinner at your favorite restaurant to celebrate!

    Step three: Marketing + Selling your property. We work endlessly to market your property to the right buyers, while also accommodating your life as much as possible. If preparing for showings on weekday mornings doesn't work for you, we simply set the showing parameters to not allow weekday morning showings. You will receive weekly updates via your client portal with all of our efforts for the week. There, you will have access to all of your home's reports, our recommendations, our showing tracker, and all documents related to the transaction. We leave this portal open for 3 months after the close of escrow to give you a chance to download everything for your records.

    Step four: Negotiating your contract. We know the RPA (Residential Purchase Agreement) like the back of our hands. There are so many ways to negotiate the terms of the contract that 1. Make the most financial sense for you. And 2. Include terms that are more conducive to a smooth escrow.

    Step five: The escrow period. Our deals don't fall through because we are problem solvers. There are so many scenarios that can lead to the downfall of a transaction, but time and time again we have saved deals that seemed un-save-able. We use professional communication, knowledge of the industry, and our abundance of local contacts to do whatever it takes to close the sale of your home.

    Step six: SOLD! If you think our transaction gifts are cute... just wait until you see your closing gift. :)

    Step seven: Oh, you thought you were rid of us after the sale of your home? Think again! We are here for you long after the close of escrow! If you need the number for a handyman or contractor, something comes up with the house, or you simply want to chat (because I promise we will become friends!) we are just a call or text away.

  • One of the major complaints we have heard from sellers who were unhappy with their agent is: I can't ever get ahold of them!

    Of course we have lives and can't be glued to our phones, but we always guarantee a call or text back by the end of the day. We understand that real estate doesn't stop at 5pm or on Friday evening. We also knew what we were signing up for as business owners, specifically in this fast-paced industry.

    Communication with clients is imperative, but we also pride ourselves on our professional communication with other agents. Real estate is an industry with many time-sensitive components... something not all agents understand. Our clients will never miss out on a deal because we didn't communicate in a timely manner, or did so in a way that left a bad taste in another agent's mouth.

  • We created our Client Portal in response to the massive amount of paperwork and information that goes along with a real estate transaction. The portal is password protected and unlisted, so only those you want to have access to it do.

    In the portal you'll find:

    • All of your home's reports

    • All disclosures

    • Weekly updates with our marketing efforts, showings, and open house updates

    • Staging and repair recommendations

    • Informational handouts to help you better understand the entire process

    • Offers and addendums

    We leave this portal open for 3 months after the close of escrow to give you a chance to download everything for your records.
