Getting your offer accepted isn’t always as easy as it seems. There are several components that make up a purchase offer, all of which need to be strong.
No dirty offers here- I work with my clients to write strong, clean, straight-forward offers that get accepted.
Here’s how...
I talk with the listing agent and get in the mind of the seller.
Clean, clean, clean. No funky terms, no confusing requests.
Price. I take multiple factors into consideration when advising my clients on how to price their offer. Our goal is to get you the home for the lowest price possible, while also coming in strong (especially when multiple offers are expected).
Better terms.
Every offer includes a pre-approval letter and proof of funds.
Full underwriting.
Presentation is key.
Our reputation precedes us.
My preferred lenders contact the listing agent upon presentation of the offer.

Step one: Consultation. We can meet at a coffee shop or our office in Templeton. At this meeting we discuss where you are in the buying process, what type of home you're looking for, and discuss commission. Yes, commission. Due to a recent series of lawsuits, buyer's are now required to sign a Buyer's Agent Commission Agreement in order to for an agent to even show you homes.Learn more here.
During our consultation I also pull up some of the homes on the market (if you're pre-approved already) and chat about what you do and don't like about a few. This helps me get an idea of what to show you in the future.
Step two: Sign our agreement, and get to work!
First, I will set you up with a plan of action. If you aren't already pre-approved, we need to take care of that before anything else. Having a budget to work with is vital, and most agents won't even schedule showings with buyers who are not pre-approved.
Set up your buyer profile that I use to share with agents as well as to create social media ads to help find you a home (if it comes to that!) Don't worry, I never use identifying information- just what you're looking for and what your budget is as well as some information about how great you are. :)
Create your Client Portal (see below)
Step three: Start searching! Now, it's finally time to find that dream home! I get you set up on a search through our app so you get notifications every time a new home within your criteria comes on the market. We also add you to my Home Acquisition Program where I give you access to my Off Market Opportunities binder as well as make calls on your behalf in your desired areas. I run social media ads if necessary, send emails to agents about you, and discuss your situation at our monthly office meetings. Basically... I do whatever it takes to find you a home!
Step four: Get your home! I write offers that get accepted! I will pull out all the stops and do everything I can to position you at the top so your offer is accepted.
Step five: Escrow. This is where the real work begins. My deals don't fall through because I solve problems. There are so many scenarios that can lead to the downfall of a transaction, but time and time again I have saved deals that seemed un-save-able. I use professional communication, knowledge of the industry, and my abundance of local contacts to do whatever it takes to close the purchase of your home.
Step six: CLOSED!
Step seven: Oh, you thought you were rid of me after the sale of your home? Think again! I am here for you long after the close of escrow! If you need the number for a handyman or contractor, something comes up with the house, I am just a call or text away.

One of the major complaints I have heard from sellers who were unhappy with their agent is: I can't ever get ahold of them!
Of course I have a life outside of work and can't be glued to my phone, but I always guarantee a call or text back by the end of the day. I understand that real estate doesn't stop at 5pm or on Friday evening. I also knew what I was signing up for as business owners, specifically in this fast-paced industry.
Communication with clients is imperative, but I also pride myself on my professional communication with other agents. Real estate is an industry with many time-sensitive components... something not all agents understand. My clients will never miss out on a deal because I didn't communicate in a timely manner, or did so in a way that left a bad taste in another agent's mouth.

I created The Client Portal in response to the massive amount of paperwork and information that goes along with a real estate transaction. The portal is password protected and unlisted, so only those you want to have access to it do.

I leave this portal open for 3 months after the close of escrow to give you a chance to download everything for your records.
